Retail development to replace Mr. Smith’s Fast Lube

The former Mr. Smith’s Fast Lube Inc. at Sunshine Street and Fremont Avenue is being replaced by a new retail development dubbed Jaclyn Square.

Caleb Moreno, vice president of Springfield commercial brokerage Moreno Group LLC, said a local developer — who he declined to name — is seeking a quick turnaround through a renovation of the 1403 E. Sunshine St. building. Mr. Smith’s Fast Lube at 3166 W. Battlefield Road remains open.

Moreno said the target opening date for the 3,100-square-foot retail space is Dec. 1.

“We are in talks right now with a national tenant, but don’t have anything signed as of yet,” he said, noting the potential tenant is a retailer.

Moreno serves as the listing agent for Jaclyn Square. He said Moreno Group briefly owned the property before selling it 30 days ago to the undisclosed local developer. A Greene County recorder filing shows a warranty deed was transferred by Moreno last month to Jam 1 LLC. That LLC is registered by Moreno in its filing with the Missouri secretary of state.

Jaclyn Square, Moreno said, is in a traffic-heavy area where some 45,000 cars pass by per day.

“East Sunshine is probably the hottest corridor there is in Springfield right now,” he said. “Everything’s being renovated on East Sunshine. It’s getting harder and harder to find anything on that corridor.”

Moreno said Godwin & Associates is the project architect. He was unsure about the general contractor.
