August tied May for the second-most high-end homes listed in Springfield so far this year, according to Southern Missouri Regional MLS data.

For the monthly editorial series Curb Appeal, Springfield Business Journal compiled a list of 28 single-family homes within city limits that were listed last month with asking prices of $500,000 or more.

The August figure is down from 33 in July, up from 25 in June and on par with 28 in May, according to past reporting.

The asking prices for the homes listed in August add up to $20.3 million.

Two homes exceeded $1 million in their asking prices. The highest-priced home of the month, at $2 million, is on 111 acres in far north Springfield.

In the Greater Springfield Board of Realtors' service area, the average sale price in August was $299,269, a 5.6% increase from $283,420 in the same month of 2022. Last month, 616 units sold, down from 690 a year earlier.

The latest Missouri Realtors data show the average residential sale price statewide rose 4% to $307,361 in July compared with the same month of 2022. There were 6,650 properties sold in July statewide.
