Work begins on third building at Magers Crossing

Crews are on the ground in south Springfield for a third building at the Magers Crossing development.

Site work, including the installation of footings, is underway at 2100 W. Republic Road, where Magers Crossing LLC bought another nearly 4 acres east of the development’s two other buildings earlier this year. Previously a wooded lot, trees have been cleared from the site.

Brad Samuels, project architect with H Design Group LLC, said the roughly $1.9 million project by general contractor BP Builders LLC should be complete by early winter.

An online listing by SVN Rankin Co. LLC senior adviser Arch Watson indicates the building will span 14,000 square feet. Reached by email, Watson said none of the building’s eight suites have been leased. The spaces are listed at $18 to $20 per square foot annually.

Concept renderings provided in the listing point to possibilities for a coffee shop and dentist’s office at the new building. Magers Crossing owner Randy Magers could not be reached for comment by deadline.

Magers Crossing in January bought the adjacent land from Honolulu resident Phil Leas of Leas Legacy Lands LLC for undisclosed terms. The sale followed a decision by Springfield City Council to rezone the parcel to general retail from single-family residential, according to past Springfield Business Journal reporting.

The existing Magers Crossing buildings, which together span 42,000 square feet, are home to tenants Great American Taco Co., The Roost Bar & Grill, SWET Hot Yoga and Fitness Studio, Edward Jones, Mercy-GoHealth Urgent Care and Hudson Hawk Barber & Shop.

Online listings by Watson show one suite is available at the existing Republic Road building, while four suites are open at the building along Cox Road.
