North-side apartment complex construction underway

Greenway Capital LLC is developing a 74-unit apartment complex in a north-side redevelopment area.

Larry Snyder & Co. broke ground in March on Northgate Apartments, a 1435 W. Talmage St. complex designed by BatesForum, said Meg Burns, a sales, marketing and development services official for property manager Entrust Property Solutions LLC. Like Greenway Capital, Entrust is operated by Brent Brown, who was traveling this morning and unable to comment.

“There are a tremendous number of people that live and work in north Springfield, and I think this side of town can sometimes get overlooked for development,” Brown said in a news release.

Burns was unsure of the cost and square footage of Northgate Apartments, which is scheduled to open in September. A city building permit lists a declared valuation of $3 million for the project.

The apartment complex is located in a 46-acre redevelopment area — along Kansas Expressway between Kearney Street and Interstate 44 — identified by Springfield City Council in mid-2018. Brown and Greenway Capital were instrumental in the council decision to declare the area blighted and pave the way for tax abatement for new development, according to council records.

Greenway Capital applied in March for property tax abatement, according to city documents, though it’s unclear if the request was approved; Burns deferred questions about the redevelopment area to Brown. The company owns nearly 3 acres at the Northgate Apartments development site.

“This area is a gateway to our city and is greatly in need of revitalization,” Brown said in the release.
