Owner/developer: Veranda Vistas LLC
General contractor: Team C Construction LLC
Architect: H Design Group LLC
Engineers: Anderson Engineering Inc., civil; Mettemeyer Engineering LLC, structural; and CJD Engineering LLC, mechanical, electrical and plumbing
Size: 140,876 square feet
Estimated cost: $11.4 million
Lender: Springfield First Community Bank
Estimated completion: April 2019
Project description: Another 55-plus community is underway by the Coryell family in south Springfield. The Verandas Vistas will have 120 units ranging from one to three bedrooms with carports and garages available, as well as a pool. This project represents the third under the Verandas name, and it follows completion of the $15 million Verandas apartments. The other is a row of 11 town houses dubbed Villas at Verandas, completed earlier this month for about $2 million, said Dan Coryell, vice president of operations for TLC Properties. In 2015, the Coryells built Coryell Commons near the James River Freeway and Campbell Avenue interchange. Coryell said its 130 units are fully occupied with a tenant waiting list. “That led us to the conclusion we could build another; there is still need and demand for a 55-plus product,” he said.
