Project description: The Harrison 610 ownership group led by Brandon Dickman of Roza Homes LLC and Roza Capital Group earned a 10-year city tax abatement on this four-story, 17-unit apartment complex. On a half-acre at the southeast corner of Harrison Street and Kimbrough Avenue, the building will hold 48 beds, primarily designed for students, said Dixie Decker, an owner/manager of Roza. She said each unit has at least two beds and the largest have four bedrooms and bathrooms, and two living areas. Leases are set at $600-$650 per room, Decker said. Earlier this year, crews demolished a partially burned structure and a dilapidated brick home to clear space for the development. According to past Springfield Business Journal reporting, the project was the first redevelopment plan to come before City Council after officials lifted a moratorium and passed a new workable plan addressing property tax abatements. Because Harrison 610’s development was submitted in August 2017, it was grandfathered in and not held to the new workable program standards.
The Republic School District is on track to open its Intermediate School for fifth- and sixth-grade students for the 2025-26 academic year.
