Bryan Properties LLC is working to bring a new hotel to downtown Springfield.

The developer behind the hulking Bear Village at Kimbrough Avenue and Grand Street is targeting a May 2019 opening for a Tru by Hilton at 525 E. Elm St., just west of the Kimbrough and Elm intersection, said Brad Gebhard, chief financial officer of Bryan Properties.

Gebhard said via email that construction is slated to begin around Aug. 1 for the Tru by Hilton spanning 43,000 square feet with 98 rooms and four floors.

“Six houses are being demolished in concert with this project,” he said, declining to disclose details about the land arrangement.

Land owner One Hundred Two Glenstone Inc. listed 2.2 acres available for a ground lease at 433-525 E. Elm St. There, the houses will be demolished by the landlord. One Hundred Two Glenstone Inc. — organized by Terry Reynolds of C. Arch Bay Co. — asked for $1.15 per square foot annually for the ground lease, according to a listing at SVN.com.

Gebhard said H Design Group LLC was hired as architect for the project, which doesn’t yet have a general contractor on board. He declined to disclose project costs, and an estimate is not yet on file with the city of Springfield.

A relatively new brand for Hilton, the company’s website lists 47 Tru hotels across the country. Tru by Hilton, according to media reports, is the company’s millennial-focused brand.

“Tru by Hilton fills a void in the midscale category,” Gebhard said in a news release. “It will add to the lodging offerings in Springfield and provide a new option for travelers who believe that being cost conscious and having a great stay don’t have to be mutually exclusive.”

Known for its apartment complex developments, Bryan Properties has developed and operated hotels for more than 20 years, Gebhard said in the email. He cited existing hotels including two Hampton Inns in Branson.
