A 100-acre mixed-use development is in progress west of the main thoroughfare in Rogersville.
Moreno Group LLC President Caleb Moreno, who spoke on behalf of developer Ben Lampert, said WoodLand Hills is designed to comprise 13 commercial lots and three phases of residences. Through B & L Developers LLC, Lampert hired Moreno Group as the real estate brokerage for the project.
“There is a lack of commercial lots and new residential developments to meet demand, given the desirability of Rogersville as a home,” Moreno said via email.
Moreno said the development would be located just west of Mercy Clinic Family Medicine, which operates at 199 Johnstown Drive. The commercial portion, spanning around 45 acres, will face U.S. Highway 60, where Willow Green Gardens currently operates, he said. The acreage is zoned commercial, allowing for uses that may include restaurants, offices, retail centers and senior living.
“Interest has been sparked on both local and national levels, with conversations already underway,” Moreno said. “The city of Rogersville and its residents were overdue for a commercial development like this.”
Crews broke ground in February, with Flintrock Construction LLC scheduled to start in August on Phase I of the homes. Moreno said two commercial lots are under contract with undisclosed entities, and construction would start after due diligence wraps up. The development will take shape over the next couple of years, he added, declining to disclose costs.
D & E Plumbing and Heating Inc. was hired as the contractor for the project, with CJW Transportation Consultants LLC on board for engineering work, Moreno said.
WoodLand Hills joins residential and commercial development Logan Estates Community, which Morelock Builders & Associates Inc. began developing earlier this year. Additionally, Jamestown Plaza in Rogersville has regained tenant activity as homebuilder Kenny Bussell bulks up Patriot Place nearby, Springfield Business Journal previously reported.
Utah-based gourmet cookie chain Crumbl Cookies opened its first Springfield shop; interior design business Branson Upstaging LLC relocated; and Lauren Ashley Dance Center LLC added a second location.
